Leasing Your First Space, Answered

What does it cost to use a tenant broker?
Nothing. The landlord pays our fee, and it is already built into the asking rent whether you bring a broker or not.
How much space do I need?
It depends on your business. We start with how you work: how many people, how many customers at a time, and what equipment or storage you need. Then we size the space to that, so you do not pay for square feet you will not use.
What is NNN?
It stands for triple net. On top of base rent, the tenant pays a share of the property's taxes, insurance, and maintenance. Always compare spaces on the total monthly cost, not on base rent alone.
Will I have to sign a personal guaranty?
Most landlords ask a new or small business for one. We negotiate to limit it, for example by capping the amount or having it end after a set number of on-time payments.
How early should I start looking?
Six to nine months before you need to open. Finding the space is the quick part. The lease, the city permits, and the build-out take most of the time.
