Medical Office Space, Answered

How is medical office space different from regular office space?
A practice needs more plumbing, more power, more parking, and a layout built around exam rooms. Build-out costs more, so the lease term, the landlord's allowance, and the renewal options matter more than they do in a standard office lease.
What does it cost a practice to use a broker?
Nothing in most cases. The landlord or seller pays our fee.
Should my practice lease or buy?
It depends on how long you plan to stay, how much you will spend on build-out, and whether a medical office condo is available where you need to be. We run both options side by side so you can compare the cost over ten years.
When should I start looking?
Start 12 to 18 months before you need to open or before your lease expires. Medical build-out and permits take longer than most practices expect.
Do you represent medical building owners?
Yes. We lease and sell medical office buildings and medical office condos for owners, and we handle renewals with the practices already in the building.
