Farmers Branch Industrial Market Report

What industrial and flex space is asking in Valwood and along I-35E, what buildings are trading for, and what it means if you own or need space here. Numbers are dated and sourced; asking and closed are kept separate.

The Numbers

Where the Market Stands

Dallas-Fort Worth industrial tightened through the third quarter. Northwest Dallas, the CoStar submarket that includes Farmers Branch and Valwood, runs looser than the metro because it is older product with more small-bay turnover.

Leasing volume23.5 million SF in Q3, the most in three years CBRE, Q3 2026—

Metro totals differ by publisher because each counts inventory differently; the direction is the same across all of them. The South Stemmons corridor, just south of Valwood, averaged $10.51/SF asking in Q3 2026 (Lee & Associates).

Lease Rates

What Valwood Space Is Asking

Asking rates on direct and sublease listings in Farmers Branch and Carrollton, August through October 2026, from CoStar and broker listings. These are asking rents, not signed deals.

  • Small-bay flex, 3,000–9,000 SF$13.50–$14.50/SF NNN direct. Office-heavy flex with grade doors carries the top of the band.
  • Mid-size, 15,000–25,000 SF$12–$14/SF on 1970s-vintage buildings; $12.50/SF industrial gross on a 24,000 SF sublease on Midway Road.
  • Whole buildings, 90,000 SF$11.95/SF NNN plus about $2.50/SF operating expenses on Valwood Parkway.
  • Older manufacturing shells$7–$12/SF. The bottom of the market is 1960s–80s product with low clear heights.
  • Subleases$6.50/SF NNN on a 58,000 SF block on Senlac Drive; $11.00/SF NNN on 9,400 SF on Capital Drive. Sublease space is pricing roughly 20–40% under direct asking, some with free rent on top.

Read: direct small-bay rents in Valwood are holding in the low-to-mid teens NNN. Big blocks and subleases are where tenants have leverage right now.

Sale Prices

What Buildings Are Trading For

Texas is a non-disclosure state. Closed prices below are reported through CoStar, not confirmed by the parties. Asking prices are from current listings.

  • Closed sales, N Stemmons & ValwoodMedian about $118/SF across 12 reported industrial sales through March 2026, range $64–$132/SF. Flex traded around $137/SF. (CoStar, reported.)
  • Asking, whole buildingsA 90,820 SF Valwood building is asking about $195/SF. An 11,000 SF shallow-bay building on Shady Trail asks $200/SF, up 10% since July.
  • Asking, small flex16,000–18,000 SF multi-tenant flex in Carrollton is asking $247–$285/SF, with office finish setting the spread.

Read: asking prices sit well above the trailing closed band. Owner-users are paying for location and loading; investors are underwriting to in-place rent. Expect that gap to close through price cuts or longer marketing times, not higher closed prices.

Demand

Who Is Taking Space

Carrollton drew one of the larger named industrial leases of the summer when Sazerac, the spirits producer, signed for about 157,000 SF in August 2026 (CoStar News). Across DFW, 2026 has matched the record for leases over one million SF, but that is a big-box story along I-20, I-45, and Alliance.

In Valwood the demand is smaller and steadier: contractors, service companies, showroom and light-manufacturing users who want to be inside LBJ and close to the Tollway. Space under 10,000 SF with a grade door and a yard still leases quickly. Space over 50,000 SF competes with new construction in Lewisville and Coppell and with the sublease blocks above.

What It Means

If You Own or Need Space Here

  • Owners of small-bay buildingsAsking rents are up double digits year over year across DFW, and small bays are the tightest product in Valwood. Renewals coming up in 2027 should reset to market.
  • Owners thinking about sellingOwner-user buyers are still paying above the investor band for buildings under 20,000 SF with loading. Price to the closed comps, not the asks, and the building moves.
  • Tenants over 20,000 SFLook at sublease blocks first. There is real term left on several, and they are pricing well under direct space.
  • Tenants under 10,000 SFStart 6–9 months before expiration. The good small bays rarely reach the listing sites.
