Buying Commercial Property, Answered

Who pays the buyer's broker?
In most sales the seller pays the brokerage fee, and it is shared with the buyer's broker. We confirm how the fee is handled in writing before you make an offer.
Should my business buy a building or keep leasing?
Buying makes sense when you plan to stay for years, your space needs are stable, and the payment compares well with your rent. We lay out both options with real numbers so you can decide.
Can you find property that is not listed?
Yes. Many small buildings and land tracts sell without reaching the listing sites. We call owners directly when the listed inventory does not fit.
How long does a purchase take?
Most take 60 to 120 days from a signed contract to closing. Land with zoning or platting work takes longer.
Do you work with 1031 exchange buyers?
Yes. An exchange has firm deadlines to identify and close on the replacement property. We start the search early and keep backup options ready. Your tax advisor and qualified intermediary handle the exchange itself.
